What Does The Leasing Process Include?


Marketing: We saturate the market with advertising to get your vacancies filled fast

  • Advertise property on over 30 websites including S.I.G, Craigslist, Westside Rentals, Weblisters.
  • Market the property at a rent that is competitive with similar properties after pulling comparable listings and evaluating the number of other rentals currently competing with your vacancy
  • Install a “For Lease” sign on property with riders and agents phone number
  • Hold open houses (normally twice a week) to meet prospective renters
  • Coordinate & Schedule additional individual appointments with renters as necessary
  • Input the property in the MLS (multiple-listing service)*
  • Cooperate with other real estate agents and install a lockbox on property*

Screening: We thoroughly qualify the tenants before signing a lease

  • Have all prospective renters complete an application and provide supporting documentation for application (pay stubs, tax returns, income and landlord verifications, etc…)
  • Screen all applicants over 18 years of age to verify they qualify to be a tenant
  • Verify employment and income ratios using our companies strict guidelines
  • Request additional income verification as necessary including paystubs, banks statements, or tax returns  Verify landlord references to confirm that there were not any issues, including late payments, as well as
    if they gave proper notice to move
  • Run 3 background reports on every person over 18 years of age (including Credit Check, Criminal
    Background, and Eviction Search)

Leasing: There are no upfront fees. We are paid after your rent and deposit are collected

  • Review the results of verifications with the owner before signing lease
  • Confirm terms of Lease with Owner (lease length, rent, incentives, pets, etc.)
  • Sign lease agreement, collect first months rent and security deposit in certified funds
    before releasing keys to new tenants
  • Conduct detailed Move-In Move-Out inspections to document the move-in condition of the property
  • Take multiple photos of interior and exterior, documenting pre-existing conditions of the property
  • Coordinate transfer of keys to the new tenant(s)
  • Confirm utilities are switched over from the landlord into name of the tenant in a timely manner
  • Remove the lockbox and sign once the property has been leased
  • Follow up with new residents to see if there are any problems after moving in
  • The leasing fee is generally split between the agent for the Owner and the agent of the Tenant *

What Does Monthly Property Management Include?

Our goal is to minimize your liability and protect your investment. S.I.G. acts as the eyes and ears for your property. Some of the services our staff provides are listed below:

Accounting: Our office utilizes the most advanced management software in the industry

  • Collect rents in a timely manner
  • Reconcile bank accounts monthly
  • Provide tenants free access to check rent balances and pay rent online
  • Pay bills for Owner (property tax, utilities, insurance, HOA, maintenance, gardeners etc.) as instructed  Provide owner access to their unique secure internet portal to view historic financial reports at any time  Disperse monthly “Owner Draws” by check or electronic deposit to their personal account
  • Transmit electronic reports to Owners twice monthly via email (preliminary and final reports)
  • Prepare and send Final Year End Reports for use with filing income taxes
  • Review utility bills for excessive usage and possible leaks
  • Submit paperwork and payments to the Franchise Tax Board as required for out of state Owners

Supervision: A Property Supervisor will be assigned to you and your property

  • Conduct semiannual inspections of properties and units with reports sent to Owners. Inspections include checking smoke detectors, carbon monoxide detectors, peeling paint, leaks, health and safety issues, general condition, unapproved pets, keys, guests, etc…
  • Coordinate maintenance with tenants and vendors
  • Annually review with Owner potential rent increases for their tenants based on rental comparisons  Perform pre-moveout inspections when tenants give notice to vacate
  • Perform post-moveout inspections when tenants have vacated
  • Prepare vacancies for rent. (Paint, carpet, blinds, cleaning, flooring, etc.)
  • Prepare security deposit disposition and deduct any necessary charges to tenant per California law  A Property Supervisor from SIG will be assigned to each Owner
  • Our Supervisors coordinate keys and meet vendors to confirm maintenance will be completed

Other Services: We offer our clients a full suite of services to fit their requirements

  • Represent the owner in the eviction process if necessary. Evictions are not common
  • Prepare, post and enforce Three Day Notices to Pay Rent as well as late fees that apply
  • Keep up on Fair Housing and Tenant/Landlord laws
  • Hire and utilize on-site managers if applicable
  • Prepare and send annual 1099s to vendors at year end in compliance with IRS regulations
  • Forward money judgments to collection companies
  • Provide tenants the ability to send online maintenance request 24/7 through our online “Tenant Portal”
  • Bill and collect SCEP and Rent Stabilization Fees from tenants (if applicable in City of Los Angeles)
  • Supervise and coordinate capital improvements to property (new kitchens, baths, etc.) *
  • Re-sign, negotiate, or extend leases *
  • Work with and utilize your own vendors for maintenance, if you prefer
