 13 THINGS TO KNOW BEFORE YOU APPLY !

  1. We cannot control when someone applies for a vacancy. When you apply there may be no other applicants, but new applications may get submitted at any time.
  2. If you do not supply all the information necessary, your application will be put on Hold until all information is submitted. We will attempt to contact you via phone, email, or text to gather the required information. However, if we do not hear back within 48 hours, we will place the application on Hold. Therefore, another applicant may be approved to rent the unit even if they applied after you.
  3. Our policy is to continue to take applications until there is a manager’s approval, the lease is signed, AND funds are paid. 
  4. Once you are approved for a rental, you will have 24 hours for all parties to sign. After that, the lease will be revoked, and we will move on to the next application.
  5. If you apply for a rental and we rent to another applicant, and we have NOT started to process your application, we will refund your application fees.
  6. Processing an application is not free. Credit agencies are paid for every credit, eviction, and criminal report we pull. We also pay third party vendors to call and verify the applications.
  7. Posted vacancies will not be removed from our website UNTIL a lease is signed by the tenant & then countersigned by our office. Therefore, you may see a vacancy on this page if it has been signed by the tenant but not countersigned. Countersignatures will normally be done within 24 hours.
  8. You may apply for a rental BEFORE you have seen it. Therefore, a vacancy may get rented BEFORE it is vacant, and the showings are scheduled. If you wish to apply before seeing the unit you may. However, we strongly encourage you and all tenants to examine the unit before renting it. 
  9. We do not control what information gets posted on different websites and when it is updated. Many websites take 24 business hours to update information.
  10. Please read the application and lease completely before signing them.
  11. Posted Security Deposits are contingent on approved credit, verification of information submitted, income ratios, and other factors used in qualifying.  In some cases higher security deposits may be required.
  12. SIG requires all residents to carry a minimum of $100,000 of landlord liability coverage for the duration of their lease at the time the lease starts. Commercial tenants must carry a minimum of $1,000,000 of liability insurance.
  13. Tenant(s) will be responsible to pay some, or all, of the utility charges indicated per their lease terms. For some multi-tenant properties, Tenant may be billed through a third party billing service for utilities which are not individually metered, and will need to enroll in the service as of the Lease Commencement Date. Tenant will receive a welcome letter directly from the third party billing service with instructions on how to enroll and pay for their share of the utilities. Your lease will indicate the specific details as they apply to your rental.
