Application Requirements

Thank you for your interest in applying with S.I.G. Property Management! Before you begin, here are a few things to know:

As a company, we do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin.

Each resident 18 years or older must submit a separate rental application. There is a $40.00 non-refundable application fee for every application submitted online. You may submit a paper application in person at our office, however, the application fee for each paper application is $45.00. If there are multiple applicants, all applications need to have been submitted before we can start the processing. Applications from any other applicants will continue to be processed until a lease has been signed.

Rental Qualification Summary
In order for your application to be considered, each applicant must generally meet the following qualifications:

  • FICO credit score of 650 or higher
  • Gross total household income must be at least three times the rental amount

Required Information and Documentation
In this application, you will be asked to provide:

  • Valid government issued ID
  • Landlord contact information and residency history for the past three years
  • Employer information and employment history for the past year
  • 3 most recent paystubs for W2 employees
  • If self-employed, four months of bank statements and 2 years of tax returns
  • An application fee as outlined in the property listing (per applicant)

If you have a pet and are applying to a pet-friendly property, please copy and paste the following link to apply online: You will be required to pay a small screening fee (unless it is a service animal). Once you complete the process our office will automatically receive a copy of the report. Renters insurance and a pet deposit may be required for all pets (excluding service animals). You will also need to send a pet selfie of you and your pet.

Applications are considered incomplete, and therefore not processed if any of the above information is missing. Upon review of the application, we may require additional supporting documents and/or an additional deposit on a case by case basis. A rental is not considered rented until the lease is signed by all applicants and funds are paid. Prior to receiving keys, all applicants will need to bring in a valid photo ID and all monies will need to be paid in full by certified funds.

Please Note: If the vacancy falls within the City of Los Angeles and is subject to rent control, then there will be an additional $3.61/mo due monthly with the rent in addition to the rent advertised. This fee is the RSO/SCEP fee mandated by the City of LA. This amount may fluctuate annually as dictated by Los Angeles. There may also be additional monthly fees depending on specifics of a particular property, but those will be disclosed on the posted listing.
