Before You Apply


As a company, we do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status, or National Origin.


Each resident 18 years or older must submit a separate rental application. There is a $45.00 non-refundable application fee for every application submitted online. You may submit a paper application in person at our office. If there are multiple applicants, all applications need to have been submitted before we can start the processing. Applications from any other applicants will continue to be processed until a lease has been signed.

Rental Qualification Summary

In order for your application to be considered, each applicant must generally meet the following qualifications:


  • FICO credit score of 650 or higher
  • Gross total household income must be at least three times the rental amount
  • Good, verifiable rental history, if applicable. 

Qualification terms may differ per property, and will be advertized on the listing for those units. 

Required Information and Documentation

In this application, you will be asked to provide:


  • Valid government issued ID
  • Landlord contact information and residency history for the past three years
  • Employer information and employment history for the past year
  • 3 most recent paystubs for W2 employees
  • If self-employed, four months of bank statements and 2 years of tax returns
  • An application fee as outlined in the property listing (per applicant)
  • You will also be required to have a minimum liability insurance at the signing of your lease

You will be required to pay a small screening fee (unless it is a service animal). Once you complete the process our office will automatically receive a copy of the report. 


Renters insurance and a pet deposit may be required for all pets (excluding service animals). You will also need to send a pet selfie of you and your pet.

Application Processing

Applications are considered incomplete, and therefore not processed if any of the information listed here is missing. Upon review of the application, we may require additional supporting documents and/or an additional deposit on a case by case basis. A rental is not considered rented until the lease is signed by all applicants and funds are paid. Prior to receiving keys, all applicants will need to bring in a valid photo ID and all monies will need to be paid in full by certified funds.

Possible Additional Fees

Please note that if a vacancy falls within the City of Los Angeles and is subject to rent control, then there will be additional fees due monthly with the rent in addition to the rent advertised. This fee is the RSO/SCEP fee mandated by the City of LA. This amount may fluctuate annually as dictated by Los Angeles. There may also be additional monthly fees depending on specifics of a particular property, but those will be disclosed on the posted listing


Additional fees, security deposits, or requirements may apply per listing and will be disclosed on each ad. 


Insurance must be provided with each lease with no less than $100,000 in liability protection to the housing provider. 


Utilities: Tenant(s) will be responsible to pay some, or all, of the utility charges indicated per their lease terms.  For some multi-tenant properties, Tenant may be billed through a 3rd party billing service for utilities which are not individually metered, and will need to enroll in the service as of the Lease Commencement Date.  Tenant will receive a welcome letter directly from the 3rd party billing service with instructions on how to enroll and pay for their share of the utilities.   Your lease will specify the specific details as they apply to your rental.
